AI search in 2025 and what to expect in 2026

A summary of how AI search is shaping commercial property visibility, and the practical shifts firms need to make next.

AI search matured through 2025. Not because of one dramatic upgrade, but the cumulative effect of many small changes. Google expanded AI Mode into the core search interface. ChatGPT, Perplexity and Gemini 3 made answer-led summaries the norm, often providing the first explanation clients read about a business or a property deal.

This review sets out what we saw in live searches, media coverage and structured data signals across the year. The themes are steady, consequential, and increasingly mainstream. For property firms, visibility is becoming less about being at the top of a list, and more about supplying the facts that AI systems choose to repeat.

Three patterns stood out.

1. More answers on the page, fewer clicks to websites

Most major platforms moved deeper into direct answers. Google, ChatGPT, Perplexity and others pushed summaries ahead of the traditional list of links. Google also widened access to AI Mode and placed it more clearly in the search interface, which made these answer-first results feel normal rather than experimental.

Traffic did not vanish, but it became more selective. People clicked when they wanted detail, local insight, proof or a source they trusted.

Thin content struggled. Clear content held its ground.

2. Trusted sources carried more weight

AI systems placed more emphasis on sources they already trusted. That included established press, specialist publications, organisations with consistent structured data, companies with stable factual descriptions and authors with visible histories.

For commercial property, this made PR one of the most reliable ways to influence how AI describes a firm. When the facts in your press coverage matched the facts on your website, summaries stayed accurate.

A number of studies reinforced this picture. Industry research suggested that AI-generated summaries now appear on roughly half of all searches. That means the first impression a client sees is more likely to be a summary than a traditional list of links. It also means the source material behind those summaries matters more than ever.

3. Consistency mattered more than volume

This was the year when more content stopped being an answer. Consistency beat scale.

Old pages, mismatched service descriptions and outdated bios created drift. Stable language, clear deal updates and simple structured data tended to produce stronger summaries.

The wider context in 2025

Two broader shifts also shaped the landscape.
First, Google’s new multimodal models, such as Gemini 3, signalled that AI search is now built on systems that can interpret text, images and video in one place. This raised the bar for clarity, accuracy and source trust.
Second, publishers across the industry reported pressure on click-through traffic as summaries became more prominent. It was a clear reminder that relying on organic traffic alone is becoming less predictable.

Looking ahead to 2026

Next year will continue the same direction. AI will summarise more, people will skim more, and trusted sources will matter even more.

Expect to see broader use of answer-led results across search engines and assistants, stronger emphasis on clarity and factual accuracy and more reliance on structured data to confirm identity and services. PR will play an even bigger role in shaping summaries. Businesses will need tighter alignment between their website, PR and external profiles, and niche expertise will carry greater weight.

Given the scale of AI Mode’s rollout and the arrival of next-generation multimodal models, this is no longer a transition phase. It is the search environment businesses now operate in.

For commercial property companies, the takeaway is simple. Clarity is the advantage. AI rewards organisations that describe themselves consistently across their website, PR and external sources.
